Month-to-Month Residential Lease Agreement

This Residential Lease Agreement ("Agreement") is made and entered into as of the date signed by the parties below, by and between the Landlord, RiseWorth Transitional Homes, and the Tenant(s).

1. PROPERTY

The Landlord agrees to lease to the Tenant, and the Tenant agrees to lease from the Landlord, the residential premises located at the address specified in the housing assignment document.

2. TERM

The term of this lease shall be month-to-month, commencing on the Start Date. This lease shall automatically renew for additional one-month periods unless terminated by either party with thirty (30) days' written notice.

3. RENT

The Tenant agrees to pay the monthly program fee/rent as agreed upon in the financial disclosure. Payment is due on the first day of each month. Late payments may be subject to a late fee as permitted by North Carolina law.

4. SECURITY DEPOSIT

Tenant shall provide a security deposit (if applicable) to be held by the Landlord to cover any potential damages beyond normal wear and tear or unpaid rent upon termination of the lease.

5. USE OF PREMISES

The premises shall be used exclusively for residential purposes by the Tenant and authorized occupants. The Tenant shall comply with all local, state, and federal laws and the RiseWorth Community Guidelines.

6. MAINTENANCE AND REPAIRS

The Tenant shall maintain the premises in a clean and sanitary condition. The Tenant shall promptly notify the Landlord of any necessary repairs or maintenance issues.

7. ALTERATIONS

Tenant shall not make any alterations, additions, or improvements to the premises without the prior written consent of the Landlord.

8. UTILITIES

The responsibility for payment of utilities (electricity, water, gas, etc.) is as follows: RiseWorth Transitional Homes provides standard utilities as part of the program fees, unless otherwise specified in writing.

9. RIGHT OF ENTRY

The Landlord reserves the right to enter the premises for inspections, repairs, or showing the property, provided reasonable notice is given to the Tenant, except in cases of emergency.

10. TERMINATION AND DEFAULT

Violation of any term of this Agreement or the RiseWorth Community Guidelines may result in termination of the lease. Upon termination, Tenant agrees to vacate the premises and leave it in the same condition as at the commencement of the lease.

11. GOVERNING LAW

This Agreement shall be governed by and construed in accordance with the laws of the State of North Carolina.

12. ENTIRE AGREEMENT

This documents constitutes the entire agreement between the parties. Any modifications must be made in writing and signed by both the Landlord and the Tenant.

By residing in the premises and paying program fees, the Tenant acknowledges and agrees to be bound by the terms and conditions set forth in this Lease Agreement.
